The Gwinnett market trades in steady volume, driven by households that keep moving out from closer-in metro areas for more house per dollar. Inventory is seasonal, pricing is neighborhood-specific, and nothing about a county average tells you what a specific subdivision will do.

The Local Landscape
The most useful frame for shortlisting: which homes exist here, which are new, which hold value and where the room is.
Ranch homes that carry decades of care, established two-story family homes from the 1990s and 2000s, newer craftsman-influenced plans in planned communities, and a scattering of custom luxury homes on larger lots. The range makes Gwinnett one of the few counties where a starter budget and an estate budget can shop side by side.
Builder activity runs through the northern and eastern edges: Suwanee's edge, the Mall of Georgia corridor, Dacula and the Braselton direction. Most new product is production-built and community-based, with one or two semi-custom builders active. The established base is deep: Hamilton Mill, the Old Peachtree corridor, Lawrenceville's tree-lined streets, Snellville's mature subdivisions. These areas trade on known ground: mature landscaping, school outcomes with a track record and homes whose resale behavior you can check against real numbers.
Luxury and acreage live on the edges: estate homes along the Chattahoochee side, horse-friendly lots near Dacula, and larger tracts toward the Barrow line. It is not golf-course-everywhere; buyers who want acreage typically aim east and north, where lots get bigger.
Schools
Gwinnett County Public Schools is the state's largest school district, and the cluster system is what most buyers actually shop: pick the elementary, middle and high cluster, then compare. Clusters like Mill Creek, North Gwinnett and Brookwood carry regional recognition, but every cluster has its own character. Rob pulls the current zone maps before any showing, because assignments ride on the address.
Relocation notes
For relocations, Gwinnett works when the family school plan matters most: the cluster system, the range of housing and predictable commutes make it the easiest county to shortlist from afar. Rob structures the first week as comparison, never sales: two or three clusters, matched commutes, then visits.
Transportation & commute
I-85 bisects the county, GA 316 cuts the southern arc, Sugarloaf Parkway runs north-south, and GA 20 crosses east-west. Midtown Atlanta runs roughly 35 to 55 minutes depending on the corner; most of north Gwinnett commutes steer toward the I-85 corridor. Employment corridors
The biggest employment anchors sit in-county: Gwinnett's hospital system, the Mall of Georgia retail and logistics complex, county government, school district operations, and the medical and tech shifts along I-85. Many residents also commute south toward Atlanta or northeast to the I-985 industrial corridor.
Luxury & acreage
Luxury and acreage live on the edges: estate homes along the Chattahoochee side, horse-friendly lots near Dacula, and larger tracts toward the Barrow line. It is not golf-course-everywhere; buyers who want acreage typically aim east and north, where lots get bigger.
Gwinnett's newest city sits inside a jobs corridor that keeps widening: Siemens near Pendergrass, SK in Commerce, Amazon and Fox in Braselton, Kubota across Jefferson and Gainesville, Socomec planned in Suwanee, Cisco in Lawrenceville, Publix in Dacula. I-85 puts Mulberry minutes from most of them, and the housing market holds between job changes. That is the relocation argument, filed in one place.

Gwinnett remains one of the strongest family markets near Atlanta. It is not a place to gamble on appreciation; it is a place to buy a house you can hold, in a school cluster you can verify, at a price the comps support. That combination has kept resale demand consistent for years.
The drive depends entirely on the corner: north Gwinnett, Buford and Suwanee, runs roughly 30 to 45 minutes out of Midtown at normal times, south Gwinnett via US 78 similar, east Gwinnett, Dacula, adds about 10 minutes. Commute math is the first thing Rob builds when you book the call.
The honest answer is that the county average hides the real range. North Gwinnett planned communities, central Gwinnett family homes and east Gwinnett new construction trade in different brackets entirely. Ask Rob for the current median and the range for your exact area before you budget.
Mill Creek, North Gwinnett, Brookwood and Collins Hill regularly lead the conversation, but the right cluster for you depends on your commute, your kids' ages and your budget. The cluster recommendation happens after the brief, not before it.
Most planned communities carry an HOA; older neighborhoods often do not. Fees and rules vary street by street, so Rob pulls them with the listing rather than guessing.
