County hub 011
Atlanta's eastern neighbor: Emory, the CDC, Stone Mountain and Decatur's square.
DeKalb runs from the Atlanta line east to Stone Mountain, holding some of the metro's most established intown neighborhoods, its biggest research anchors and a train-connected county seat at Decatur.
The County
DeKalb is the county immediately east of downtown Atlanta, and it is both intown and suburban at once. The city limits of Atlanta reach roughly twelve square miles into DeKalb on the city's east side, so a meaningful share of the capital, including the Emory University and CDC campus area, sits in this county. The county seat, Decatur, is about ten minutes from downtown on the MARTA rail line.
For buyers the county divides by character: settled intown neighborhoods around Decatur and the Atlanta line, tree-lined suburbs like Tucker through the county's middle, and the green space around Stone Mountain at the eastern edge. Two independent school systems, the DeKalb County School District and the City Schools of Decatur, plus the airport and the research anchors, make it one of the most self-contained markets in the metro.
Towns in DeKalb

Market Overview
County averages flatten what actually matters: the subdivision, the street and the school cluster. The read below is the measured version, kept current when the data moves.
DeKalb's market is really several markets: intown walkability around Decatur, established suburbia around Tucker, and the university-adjacent investor book near Emory and the CDC. Each trades on its own rhythm, and the county average hides the spread.
The current numbers change with the seasons and the school calendar. When you are ready to act, ask Rob to pull the last 90 days for the corner you are watching, so the comparison is evidence, not anecdote.
The current numbers are at my desk, not on a page: median price, inventory, days on market and the range that actually closed. Ask and I will pull them for your target area before you budget.
The Local Landscape
The most useful frame for shortlisting: which homes exist here, which are new, which hold value and where the room is.
DeKalb's stock mirrors its zones: brick bungalows and craftsman homes on the Decatur and Atlanta-side streets, mid-century ranches and two-stories across the county's middle, and larger family homes toward Stone Mountain. The range is deep because the county is old enough to carry every era.
New building is mostly infill: townhomes near the rail stations, a few small subdivisions on the county's eastern edges. The active roster is small and changes quarterly, so ask Rob for the fresh list before you drive.
The established base is the county's strongest suit: tree-canopied intown streets, settled suburbs with mature yards and a resale record that goes back decades. Buyers who want known ground and proven value shop here first.
The higher end clusters near Emory and the estate streets of the county's west, with lot size as the luxury inside the Perimeter. The county's eastern side, toward Stone Mountain and the green space beyond, holds the acreage.
Schools
Two public systems dominate the school conversation: the DeKalb County School District serves unincorporated DeKalb and most of its cities, while the City Schools of Decatur serves the city of Decatur as its own independent district. Atlanta Public Schools serves the county's Atlanta portions, including the Emory and CDC campus area. Assignments ride on the individual property address and the current zone map, which Rob verifies before any school conversation.
Relocation notes
Relocations into DeKalb usually anchor around Emory, the hospital systems or intown offices. Rob structures the first week as comparison: Decatur's walkability versus the county's suburban streets, matched commutes, then visits. The county is compact enough to tour properly in two days.
Transportation & commute
MARTA rail crosses the county on two lines: the Blue Line runs east through Decatur and the Gold Line serves the northern stations, linking DeKalb directly to downtown Atlanta and the airport. I-285, the Perimeter, frames the county's road network with I-85 and GA 400 at its edges.
Employment corridors
Emory University and the CDC anchor the county's knowledge economy, with Emory Healthcare, county government, the school districts and a deep professional-services base around them. DeKalb-Peachtree Airport adds aviation and support jobs, and the metro's downtown job base sits minutes west.
Luxury & acreage
The higher end clusters near Emory and the estate streets of the county's west, with lot size as the luxury inside the Perimeter. The county's eastern side, toward Stone Mountain and the green space beyond, holds the acreage.
Rob's Take on DeKalb
“DeKalb is for buyers who want the city's address without the city's noise, and the honest trade is price: the intown end of the county costs real money and the eastern end trades distance for value. Verify the school side from the address and buy what you would actually live in.”

Asked Often
Straight answers first, detail on the call. Every question below is one Rob actually gets from buyers in this county.
Part of it is. The City of Atlanta lies mostly in Fulton County, with roughly twelve square miles of the city reaching east into DeKalb, including the Emory and CDC campus area. For any single home, the individual property address determines the county.
Decatur is one of the metro's most complete intown towns: a walkable square, restaurants and shops, MARTA rail and its own independent school district. The trade is price and competition; homes there do not sit long.
The DeKalb County School District serves unincorporated DeKalb and most of its cities; the City Schools of Decatur is a separate independent district serving Decatur; and Atlanta Public Schools serves the county's Atlanta portions. Assignments ride on the address.
The county seat at Decatur runs roughly ten minutes from downtown via MARTA or DeKalb Avenue, and the county's outer edge reaches east toward Stone Mountain, about 25 minutes from center city.
DeKalb-Peachtree Airport (PDK), about eight miles from downtown, is the metro's general-aviation reliever airport. Commercial air service runs through Hartsfield-Jackson to the south.
