Banks County is a small northeast Georgia county at the edge of the foothills, with the county seat at Homer and the town of Maysville shared with Jackson County on the southern line.

Read like a local

Banks County sits between the Gainesville-Hall economy to the west and the I-85 corridor at Commerce to the east, small by Georgia standards and deliberately so. Homer, the seat, keeps the county running at a small-town pace, while Maysville on the county's southern edge is a town shared with Jackson County: part of it in Banks, part of it in Jackson.

The land is mostly rural: farms, rolling hills and the first rises of the foothills, with US 441 crossing north-south through Maysville and Homer. For buyers the appeal is plain: acreage, quiet roads and a slower version of northeast Georgia living, minutes from the I-85 jobs corridor.

The stock runs to ranch homes on county lots, farmhouses on acreage, mobile homes on land and a trickle of new construction along the roads toward I-85. There is little subdivision housing; buyers here are usually buying land, or a house on land.

New construction

New building appears in pockets along US 441 and the roads toward I-85: a few spec houses, family-farm conversions and the occasional small subdivision. The roster is small and changes slowly, so ask Rob for what is actually under way.

Established inventory centers on Maysville's older blocks and scattered farmhouses across the county. Most of the resale stock is held long and maintained to a country standard, with the maturity that comes with it.

The Banks County School District serves the Banks side of Maysville, with Homer as the district's base, and the Jackson County School System serves the Jackson side. Two public districts within one small town is the defining school quirk here, and the assignment rides entirely on the address. US 441 runs north-south through Maysville and Homer, south to Athens and north through the foothills. I-85 lies about ten minutes east at Commerce, Gainesville about 30 minutes west and the north Atlanta suburbs roughly an hour.

The county's base is agriculture, county government and the school district, with a growing commuter class working in Gainesville, Commerce and the I-85 corridor. The industrial base along I-85, including the SK Battery complex at Commerce, has pulled new households into the region.
