The Market Hub

Making sense of where the market is going.

This page is how Rob Dietrich reads current conditions: calm, measured, and dated. A market is described by its direction, and every direction gets a time stamp, and an address, before it drives a decision. The numbers live elsewhere; this is the orientation to them.

The Read

How a market gets described here

The first habit is vocabulary. A market is not on fire or crashing; it is increasing, declining, tightening, softening, more or less competitive. Those words describe direction with a time stamp, and they leave room for the street-level variation that actually decides a purchase. A county number is a headline, not an address.

The second habit is dates. Every figure gets confirmed against current, dated, sourced public data before it drives a decision, and every read carries the period it covers. What was true last quarter may still be true; it just does not get presented as this quarter without checking.

Increasing

Prices or activity rising over the measured period, with direction, and duration, measured against the prior period, not against a feeling.

Declining

Prices or activity falling over the measured period. Worth understanding why before reacting: inventory, rates, mix, season, or something structural?

Tightening

More buyers than new supply, less room to negotiate, and homes drawing attention faster. Tightening rewards preparation.

Softening

More supply than demand, more room to negotiate, and more patience required of sellers. Softening rewards honest pricing.

More or less competitive

How quickly well-priced homes draw offers, and how many buyers a listing actually sees. The granular version of the direction, and the one that decides an offer.

Each term reads as a direction over a measured period, not a permanent state of the world. The label matters less than the evidence under it.

The Current Read

Measured, dated, and confirmed on request

Static pages age. The current read for your county, your subdivision, your street, lives in a report prepared when you ask for it.

The honest position

Current figures should be confirmed against dated, sourced public data before they drive a decision. County-level numbers move month to month, and headlines hide the spread that actually decides a purchase.

The pattern worth acting on is direction: whether the local market is increasing, declining, tightening or softening relative to the prior period, not an exact decimal from a headline. For the working numbers for your county, your subdivision or your street, request a fresh report instead of relying on a static page, and read the briefs below for the context the numbers sit in.

The FAQ

How to read the market, straight

If your question is not here, ask it directly. The answer will come with a date on it.

Ask your question

What do you mean when you say a market is softening, not crashing?

Vocabulary does real work. Softening means prices or activity are easing over the measured period, which is a normal, manageable phase in most markets. Crashing implies a disorderly collapse, which is rare and a different thing entirely. Describing the direction plainly lets buyers and sellers plan without panic, and without denial.

Can I get a current number from this page?

No, and that is deliberate. Static pages age; markets don't wait for literature. Current figures get confirmed against dated, sourced public data, and the freshest read for your specific area comes through the free market report, prepared when you ask for it.

How do I know which way my market is moving?

Direction is measured, not felt: compare the current period to the prior one, inventory, days on market, closed sales and price points, and pull the numbers for your subdivision, not just your county. That is exactly what a market report request does, dated and explained.
