A $50M Forward Sale Banks Winder Commerce Center in Barrow County

On October 1, 2026, JLL Capital Markets announced a $50 million forward-sale commitment from an institutional pension fund for Winder Commerce Center, a 321,300-square-foot, two-building industrial project on 36.5 acres at Patrick Mill Road and Carl Bethlehem Road in Winder, Barrow County. Atlanta-based Holder Properties is building it on spec, with completion planned for 2027 and no tenant named.

The commitment

On October 1, 2026, JLL Capital Markets announced a $50 million forward-sale commitment from an institutional pension fund for Winder Commerce Center, a 321,300-square-foot Class A shallow-bay industrial project in Winder, Barrow County. The developer, Atlanta-based Holder Properties, will build the complex on 36.5 acres at Patrick Mill Road at Carl Bethlehem Road, and the pension fund will buy the completed buildings, an arrangement known as a forward sale.

The project is two rear-load buildings, one about 147,420 square feet and one about 173,880 square feet, with United Community Bank providing the construction loan. It is a speculative build: no tenant has been announced, and the property is positioned to serve both the metro Atlanta and Athens markets. Completion is planned for 2027.

Where it sits in the map

Winder anchors the Barrow County leg of the corridor the relocation guide reads employer by employer, connected to Atlanta and Athens by Georgia 316. The Barrow County page and the Winder brief carry the running account of how the county's industrial base is stacking up, beside the same spec-logistics pattern this site has tracked in Jefferson and South Hall.

The measured read

A forward-sale commitment on a speculative building is a financing milestone, not a tenant lease: it banks the capital for the build and takes some of the risk out of the schedule, but the job count stays unwritten until a user signs. The number worth holding is the one this site has used all year: the corridor's industrial base keeps compounding, and jobs follow rooftops. For buyers, the practical question remains the commute ring, not the headline.
