On September 3, 2026, Georgia reported its strongest economic development year on record: about $35.2 billion in private investment and an estimated 25,300 new jobs, with 79 percent of the deals already expansions. Here is the corridor's slice of that picture.

The record

On September 3, 2026, the state reported a record fiscal year for economic development: about $35.2 billion in announced private investment and an estimated 25,300 new private-sector jobs, counting fiscal year 2026. The more telling figures sit inside the total: about 79 percent of the projects were expansions by companies already in Georgia, accounting for roughly 15,400 of those jobs.

That mix is the corridor's story in miniature. The year's defining headline here was UCB's reported $2 billion biologics campus at Rowen, covered in full in the earlier note, and the 2026 run around it: Siemens in Pendergrass, Cirkla in Gainesville and Parts Town's Pendergrass center.

What changes, what doesn't

For the housing conversation, a record year is real and not dramatic. The jobs in these totals arrive on schedules measured in years, most projects are expansions of employers who are already here, and the towns that benefit are the ones inside a practical commute of the documented worksites.
