The filing describes a $90 million industrial project: two light-industrial and warehouse buildings totaling about 1.05 million square feet on 144 acres on the west side of Academy Church Road, facing New Salem Church Road. The developer is named as CHI/Acquisitions LP.
The application projects roughly 475 full-time jobs and about $750,000 a year in local property and sales tax at build-out, with estimated completion in 2028. The site sits beside the existing New Salem 85 Logistics Center, whose adjacent first phase was completed in 2024, roughly a mile from Interstate 85 at the Jefferson interchange.

Jefferson is the next node building out on the corridor freight line, inside the same commuting ring from Mulberry that the employer and commute table tracks against the other I-85 anchors: Parts Town and Siemens near Pendergrass, and the South Hall warehouse approvals on the Gwinnett line.
