A $500M Mixed-Use Development Is Proposed Just Outside Hoschton

In May 2026, a developer submitted a Development of Regional Impact application to the Georgia Department of Community Affairs for a large mixed-use project just outside Hoschton in Barrow County. The filing describes more than 1,000 residential units plus about 350,000 square feet of commercial, office and restaurant space, valued at roughly $500 million at build-out.

The application pegs completion in late 2032 and estimates the project would generate about $6.5 million a year in local tax revenue once built out. No developer or tenant names appear in the public reporting reviewed for this note.

This is a long-run signal, not a near-term market mover. A project of this size must clear DRI review, rezoning and entitlements before construction, and the build-out runs to the early 2030s. For the corridor it matters as another mark of how residential and retail demand are pressing north out of Gwinnett toward Hoschton and the Barrow County side of the line.
