A One-Million-Square-Foot Warehouse Is Proposed on Jesse Cronic Road Near Braselton

SDP Acquisitions LLC has proposed a roughly one-million-square-foot warehouse and distribution facility on an 82-acre parcel fronting Jesse Cronic Road and bordering Interstate 85 in Braselton, filed for state Development of Regional Impact review in October 2026 with rezoning and variance approvals still to come from the Braselton Town Council.

The proposal

SDP Acquisitions LLC has proposed a roughly one-million-square-foot warehouse and distribution facility on an 82-acre parcel that fronts Jesse Cronic Road and borders Interstate 85 in Braselton, across the road from the Park 85 at Braselton industrial park. The project was submitted for a Development of Regional Impact review in October 2026, and no tenant has been named.

Because the site sits within Braselton's jurisdiction, the proposal needs a rezoning and a variance from the Braselton Town Council. At the council's October 12 work session, the developer offered a deceleration lane, a left-turn lane and a 120-foot setback where the site borders unincorporated county land. If approvals land, completion is targeted for 2028.

Where it sits

The site sits on the I-85 frontage road network between Hoschton and Pendergrass, in the densest industrial quarter of the corridor that the Braselton brief and the Jackson County hub cover. It is a few minutes from the Hoschton line and from the September filing for the New Salem 85 logistics center in Jefferson, and the relocation guide keeps the corridor's running employer map.

The measured read

Another million-square-foot proposal, another season of the same story: Braselton and its neighbors keep adding distribution capacity along I-85, whether or not any single tenant has signed. For buyers the honest read is unchanged. The corridor's employment base compounds in place, and the two numbers that matter remain the commute ring and the school district.
