When homeowners think about preparing their property for sale, they often focus on painting, flooring, landscaping and kitchen upgrades.
But one of the most overlooked improvements is lighting.
The right lighting can transform a room without changing its square footage, replacing its flooring or remodeling its walls. And when you're preparing to sell, that transformation can matter.
Buyers See Your Home Before They Visit It
Your home's first showing often happens online.
Dark rooms, harsh overhead lighting and dated fixtures can distract from otherwise attractive spaces. Well-planned lighting helps highlight the architectural details, colors and finishes that make a property appealing.
According to the National Association of REALTORS®' 2025 Profile of Home Staging, 83% of buyers' agents said staging made it easier for buyers to visualize a property as their future home.
Lighting is one part of creating that presentation.
Seven Lighting Improvements to Consider Before Selling
Start with the areas buyers notice first, and let the room's purpose guide the fixture.
1. Update the Entryway
Your foyer sets the tone for the entire showing. A well-proportioned pendant, chandelier or attractive ceiling fixture can create a more welcoming entrance.
2. Refresh Kitchen Lighting
Kitchen islands, countertops and dining areas benefit from a combination of general lighting and task lighting. Replacing a dated fixture with a thoughtfully selected pendant can help refresh the room's appearance.
3. Improve Bathroom Vanity Lighting
Unflattering or uneven bathroom lighting can make an otherwise attractive space seem tired. Well-positioned vanity fixtures help present the room in a better light.
4. Brighten Living Areas
Living rooms benefit from balanced lighting rather than relying on one powerful ceiling fixture. Lamps, ceiling lights and natural daylight can work together to create a more inviting atmosphere.
5. Choose Consistent Bulb Colors
Lighting temperature matters. Mixing warm yellow bulbs with harsh blue-white bulbs can make a home feel visually inconsistent.
Warm white lighting around 2700K–3000K is often a useful starting point for living spaces, although the right choice depends on the room and its finishes.
6. Don't Forget the Exterior
A welcoming front entrance, properly illuminated walkways and carefully placed landscape lights can enhance the home's appearance after dark while improving visibility.
7. Consider Energy-Efficient LEDs
Energy-efficient lighting is more than a design improvement.
LEDs can consume substantially less electricity than traditional incandescent bulbs, and homebuyers increasingly consider ongoing operating costs when evaluating properties.
Will New Lighting Increase Your Home's Selling Price?
Possibly, but it depends on the home.
There is no universal dollar-for-dollar return on lighting upgrades. A carefully selected fixture may improve presentation, while an expensive replacement could be unnecessary or too specific to one buyer's tastes.
Before recommending improvements, I consider the home's price range, condition, competing listings and likely buyer expectations.
Sometimes, the best decision is simply to replace mismatched bulbs and repair existing fixtures. Other times, updating a prominent chandelier or kitchen pendant makes sense.
The objective isn't to spend more. It's to make the home more appealing without wasting money.
