The Series

The Mulberry Minute.

The running collection of notes on Gwinnett's newest city: the cityhood story, the housing market, the I-85 jobs corridor and the commute math, written to be read like a local. New notes land here as the market moves.

Why This Series

A new city, read as it is written

Mulberry incorporated in 2024 and became fully operational on January 1, 2025, which makes it Gwinnett's newest city and its largest by land area, roughly 26 square miles on both sides of Interstate 85. A city that new is a moving story: zoning decisions, service questions and builder programs are all being decided now, and the comps buyers and sellers trade against are being set street by street.

This series files the notes that matter, in the voice the market deserves: no hype, no invented numbers, just the working file kept current. When a note lands, it links here, and the deep read on any subject lives on the Mulberry community brief.

The minute is the note. The call is the plan.

If you are weighing Mulberry, the current numbers for your street beat any headline. Fifteen minutes on the calendar turns the series into a plan for your address.
