Ask Rob · Mortgages and Financing
Pre-approval or pre-qualification?
The Short Answer
Pre-approval or pre-qualification?
Pre-qualification is a self-reported estimate of what you think you can borrow, with no lender commitment. Pre-approval is a lender's written commitment after document review: credit, income, assets and debts, all verified. To sellers and their agents, the pre-approval is the proof that an offer can perform, and in multiple-offer moments it is often the tiebreaker.
Rob's Explanation
The two words sound alike and mean different things at the negotiating table.
A seller sells the certainty of closing over a few thousand dollars of extra price, which is exactly what the verified pre-approval carries.
What This Means in Georgia
In Gwinnett's offer market, where structure beats speed, the verified pre-approval is the document sellers read first.
What I Would Consider
If the budget will matter for the offer, go straight for the pre-approval and leave the pre-qualification where it belongs, in the shopping aisle.
